Construction Manager

Education Requirements:

B.S. in engineering, construction management or related degree. Certification as CM or PMI, Registration as Architect or Engineer and/or GC license is preferred.

Experience Requirements:

Requires 8 years of intensive and progressive experience demonstrating the required proficiency levels related to construction management. Education may be substituted with 14 years of intensive and progressive experience demonstrating the required proficiency levels related to task.


Manages construction contract per the terms of the contract. Assembles PCO/CO package for owner approval, monitors work progress and identifies potential design, construction and coordination problems and resolves issues. Conducts job site meetings, develops, logs and punch lists, coordinates final inspection.

Responsible for initial start-up and testing of utilities, building, electrical and mechanical systems and equipment, shop drawing/submittal review and approval process, estimating, scheduling and constructability review. Identifies inspection needs and efforts of the project, develops and maintains project progress photographs and videos for project documentation.

Develops independent estimates for proposed change orders, ensures logs of correspondence, RFI, submittals, PCOs, COs, change requests and monitors that disputes are maintained and owner approval of PCOs/COs. Keeps construction team informed of project status, including cost, schedule, claims and other major issues, maintains contract drawings with addenda, RFI, change orders, etc. and daily reports. Manages change orders and assists with contingency budget. Monitors work progress related to schedule, negotiates and settles all time extension requests and notifies PM of project issues. Prepares and publishes monthly reports and maintains Construction Procedures Manual. Procures and delivers contract required guarantees, warranties, O&M manuals, record drawings, spare parts, keys, etc. Provdes all management services as required by contract.
